This 3 bedroom home and has a 15m long pool which isn't heated but is constantly at very comfortable temperature. Every room in the house has a superb view over the pacific ocean with stunning sunsets. All windows have a fine mesh so allow a gentle breeze through the house. Being in a tropical forest there are howler monkeys that can often be seen.

The only sound at night is from the waves crashing on the beach and the occasional howl of a monkey. Majagual is the nearest beach and i've never seen any more than about 5 sun bathers on it. Its beautiful as the sun sets over Morgan's Rock.

A 5 minute walk from the community beach brings you to Playa Madera which is one the best surfing beaches in Nicaragua. As this beach is easily located by road it can get quite busy with as many as 20-30 surfers. Access to my home is via 4wheel drive car along Carreterra Chocolata. This road can be very bumpy and gets muddy in the rainy season.

Very friendly people and good night life in nearby San Juan with restaurants and bars. The house has WIFI internet and a mobile phone available (with Skype) so you can keep in touch elsewhere.

The kitchen is fitted with top of the range Smeg gas hob and electric oven fitted in an island central to the kitchen. With 4 bar stools to snack or just drink beer if you're missing the pub. The living room adjoins the kitchen and has a large L shaped sofa that sits 8. The coffee table and bar stools etc are made from guanacaste wood from my friend's finca.

The doors to both kitchen and living room are mesh so allows a breeze through the house and they slide back to open up the whole kitchen and living room. The horizon pool has lights and although it isn't heated its dark blue tiles absorb solar heat ensuring its always at a very comfortable temp.

The dining table is situated outside under the pergola and sits 8. Two en suite bedrooms have king size double beds and superb views over the pacific ocean. An office has a double futon couch for additional guests.

There are exterior lights on the terrace and in the pool making it a great place to be outdoors at night time. There is an outdoor shower for cleaning sand off when returning from the beach.

The eight seater dining table is situated under the pergola. There is a BBQ area with decking beyond the master bedroom with even wider view over the Pacific Ocean.

An AWD or 4x4 vehicle is required to gain admittance to Balcones at Majagual. Each rental party must have an AWD or 4x4 vehicle, and a high-clearance vehicle is strongly recommended. The guard at the entrance will confirm that your vehicle is in 4WD and that manual hubs are locked, before you will be allowed to drive into our community. The requirement for an AWD or 4x4 vehicle is for your protection on our ungroomed dirt roads and helps prevents damage to our roads. Keeping costs of road maintenance low, helps assure our rental rates remain affordable.

Nicaragua has regular seasons of rainy and dry weather. During dry season (usually mid- November through mid-May) a high-clearance vehicle is recommended to travel most comfortably on the coastal road north and south of San Juan del Sur. During rainy season (usually mid-May through mid-November), 4WD vehicles with high clearance are highly recommended and may be required to navigate coastal roads north and south of San Juan del Sur, ford small rivers without bridges, as well as drive to Playa Marsella and Playa Maderas surf beach.

Sandino Airport, Managua is 150 miles north. Flights from London Heathrow to Houston or Miami and then on to Managua, Nicaragua. Then its a 2 hour drive down to San Juan del Sur, but included in the price is an English speaking guide to get you down to my beach house and back to the airport at the end of your stay. 4 wheel drive can rental is essential. This can be done via hertz on line prior to arrival and then pick up the car at the airport.
